What It Means
Market trends describe the direction of demand, supply, rents, vacancy, and pricing over time. In commercial real estate, they're driven by employment, population, new construction, and the health of the industries that occupy space locally.
In small and rural markets, trend data behaves differently than it does in a metro area. A single employer, one new building, or three transactions in a year can move every published statistic.

Why It Matters
You buy a property, but you own a market. Rents, vacancy, and the eventual sale price are all set by conditions you don't control, so understanding the direction of those conditions is part of underwriting.
Trends also affect timing and financing. Lenders underwrite to local market data, and an appraisal that reflects a softening market can change your loan amount late in the process.

- What has happened to vacancy and asking rents in this property type over the last three to five years?
- Which employers or industries drive demand here, and how stable are they?
- Is any competing space under construction or planned nearby?
- How many comparable properties have actually sold recently, and at what prices?
- What would a downturn in the primary local industry mean for this property?

- Applying metro or national statistics to a small local market.
- Treating a single strong or weak year as a trend.
- Ignoring planned construction that will compete for the same tenants.
- Overlooking concentration risk in a market dependent on one employer.
