What It Means
Tenant quality describes the likelihood that a tenant pays on time, stays through the lease, maintains the space, and renews. It reflects the tenant's financial strength, the health of their business, and how essential the location is to them.
It is separate from rent level. A below-market rent from a stable, long-established tenant can be worth more than an above-market rent from a business with a short operating history.

Why It Matters
Income is only as reliable as the tenant behind it. Appraisers, lenders, and future buyers all discount income streams they consider fragile, which affects both your loan and your eventual sale price.
Turnover is expensive. Vacancy, broker fees, tenant improvements, and downtime often cost far more than the rent difference between an average tenant and a strong one.

Questions to Ask
- How long has each tenant occupied the space, and what is their payment history?
- Will the tenant provide financial statements or a personal guaranty?
- How specialized is the space to this tenant's business?
- What percentage of total income comes from the largest tenant?
- When do the leases expire, and do they all expire at once?

- Accepting a rent roll without reviewing payment history.
- Overlooking that most income depends on a single tenant.
- Assuming a national brand's franchisee has the parent company's credit.
- Ignoring lease expirations clustered in the same year.
