What It Means
Commercial property insurance typically combines building coverage, general liability, and often loss of rents coverage that replaces income while the property is unusable after a covered loss.
Terms matter as much as the premium: replacement cost versus actual cash value, deductible structure, and separate wind, hail, or wildfire deductibles that can be a percentage of the insured value rather than a flat amount.

Why It Matters
In much of Northwest Colorado, hail and wildfire exposure have reshaped both pricing and availability. An insurance quote obtained late can change a deal's economics after you're emotionally committed.
Lenders also require specific coverage limits and endorsements. A policy that satisfies you may not satisfy the loan, and that gets discovered days before closing.

- Is coverage written at replacement cost or actual cash value?
- What are the wind, hail, and wildfire deductibles specifically?
- Does the policy include loss of rents, and for how many months?
- What coverage will my lender require, and is it available for this building?
