What They Do

Commercial lenders and bankers — banks, credit unions, SBA lenders, and portfolio or bridge lenders — underwrite loans for investment and commercial property, evaluating net operating income, debt service coverage, loan-to-value, borrower experience, and the leases in place. The same relationship managers typically handle operating and reserve accounts, lines of credit, treasury and escrow services, construction draws, and letters of credit, and can often tell you early how a request is likely to be received.

When You Might Need One

  • You are buying a multifamily, retail, office, or industrial property
  • You want to know what loan terms your target purchase can support
  • An SBA program may apply to an owner-occupied business property
  • You are refinancing or pulling equity out of an existing asset
  • You need a shorter-term or bridge structure while stabilizing a property

  • A line of credit would support renovations or working capital
  • Construction or draw-based funding is part of your plan
  • You want a long-term banking relationship before you need financing

Why Their Role Matters

Loan structure — term, amortization, rate, and reserve requirements — directly changes cash flow and return. Two offers on the same building can perform very differently based on financing alone, so lender conversations belong at the beginning of your analysis, not the end. The banking structure behind the loan matters too: it affects how smoothly rent collection, reserves, distributions, and construction draws move once you own the property.

Questions to Ask Before You Hire

  • What debt service coverage and loan-to-value do you require for this property type?
  • What term, amortization, and rate structure would you expect here?
  • What third-party reports will you require, and who orders them?
  • What are your reserve, recourse, and prepayment terms?
  • What is a realistic timeline from application to closing?
  • What account structure do you recommend for an entity-owned property?
  • Is a line of credit realistic for me, and on what terms?
  • Who will I be working with day to day after closing?
