Home Inspectors

An inspection replaces assumptions about a house with observations about it.

Every successful real estate decision is built on good information.

These pages are designed to help you understand what each professional does, when their expertise may be valuable, questions you may want to ask, and local professionals serving our communities.

Our goal isn't simply to provide names. Our goal is to help you make informed decisions with confidence.

01

What They Do

Home inspectors evaluate structure, roof, foundation, electrical, plumbing, heating, and visible components, then deliver a written report with photographs and recommended follow-up by specialists.

02

When You Might Need One

  • You are under contract and in your inspection period
  • A home has been vacant, deferred, or rented for years
  • You are selling and want to know what buyers will find
  • Systems are near the end of their expected life
  • You need to prioritize repairs before listing

03

Why Their Role Matters

An inspection is the least expensive way to understand what you are buying — or what a buyer is about to discover. In a transition sale, a pre-listing inspection also helps a family set expectations and price a property honestly.

04

Questions to Ask Before You Hire

  • What is included in your inspection, and what is excluded?
  • Are you certified, and how long have you inspected in this area?
  • How soon will I receive the report, and in what format?
  • Can I attend the inspection and ask questions?
  • What additional specialist inspections would you recommend?
