What It Means
Closing — also called settlement — is the process of signing the transfer and loan documents, confirming that all conditions have been met, disbursing funds, and recording the instruments that transfer ownership.
The settlement statement summarizes the financial side: purchase price, loan amounts, payoffs, prorated taxes, title and escrow fees, commissions, and the final amount due from the buyer or payable to the seller.

Why It Matters
Closing is where the entire transaction converges. A missing signature, an unresolved title requirement, or a late loan approval can shift the date for everyone in the chain.
Reviewing the settlement statement in advance is often the best opportunity to catch a proration or fee that does not match the contract.

Common Misconceptions
- "Ownership transfers when I sign." Transfer generally becomes effective when documents are recorded and funds are disbursed, which may occur after signing.
- "Closing and possession are the same thing." Possession is governed by the contract and can differ from the closing date.
- "Closing figures are final when first issued." Statements are frequently revised as payoffs and lender figures are confirmed.
