Specialty trade contractors perform a defined scope rather than managing a whole project: plumbing, mechanical and HVAC, structural repair, waterproofing and drainage, utility installation, welding and fabrication, painting, flooring, and building maintenance.

They may work under a general contractor or contract directly with an owner for single-scope repairs and improvements.

Common Misconceptions

"Hiring trades directly is always cheaper." It can be, but coordination, sequencing, and liability shift to you.

"A repair is a repair." Fixing a symptom without diagnosing the cause often leads to repeat work.

"Maintenance can wait." Deferred maintenance compounds and shows up in inspections, appraisals, and insurance.
